What is a Self-Build Mortgage?

Unlike traditional mortgages, where funds are released in a lump sum that is used to buy an existing property, self-build mortgages are designed specifically for those who want to build their own home and funds are released in stages as the construction progresses. This means you have the necessary capital at each phase of the building process, from purchasing land to laying the foundation, erecting the structure, and completing the home.


Example - A loan of £200,000.00 to be released in stages on confirmation that the following stage has been completed:

  1. £25,000 - Foundations
  2. £43,750 - Wall plate level
  3. £43,750 - Roofed
  4. £43,750 - Plastered
  5. £43,750 – Completion (plumbing and electrics have been installed along with fitted kitchen and bathroom.)


Your mortgage repayments only start once you borrow the first staged amount. In this example, you would make repayments on £25,000. Once you reach wall plate level and borrow an additional £43,750, then your repayment amount would increase accordingly, and so on, until completion.


By releasing funds in stages, you and your mortgage broker can ensure that the project is staying on track financially, which allows you to more effectively manage your budget and make payments towards supplies and labour. This phased approach can provide you with added peace of mind, too, as lenders will conduct progress checks before releasing the subsequent instalment of funds - helping to ensure that work is completed to a satisfactory standard at each stage.



Prior to the completion of the final stage payment, an inspection will be carried out by the bank's surveyor in order to release the funds. Other stages may be released subject to receipt of a professional consultant's interim certificate, which is issued by your architect.

  • Proof of Address - a bank statement or utility bill dated in the last 3 months
  • Proof of Income - if employed, please supply the previous 3 months' payslips. If self-employed, previous 2 or 3 SA302s and Tax Year Overviews

More often than not, clients have already laid the foundations to adhere to planning permission requirements, meaning they do not need a deposit or additional savings. Once the mortgage is approved, funds can potentially be released based on the combined value of the site and the existing foundations.
